Building Height Matters: are you measuring up?
Since the introduction of the Building Safety Act, accurate building height measurement has become a critical factor in determining whether a property qualifies as a Higher Risk Building (HRB) or relevant building and establishing the true building height.
Currently, any building over 18 metres (uppermost floor slab) or seven storeys, with at least two residential units, falls within scope of a HRB - but this threshold is set to lower in the future, with residential buildings over 11m already being identified as “Relevant Buildings” bringing thousands more buildings into consideration.
As part of the Building Safety Case Report, for HRBs, building owners must provide a precise height measurement in addition to other building information.
